LISTOWEL – Here’s a look at Option B.
The second of three public forums on the style of a new North Perth recreation complex is early next week in Atwood.
Some residents have already seen the four choices – Option A, B, C and D – at the first forum last week in Listowel.
For those who haven’t, here’s a look at Option B, one step lower in cost, size and inclusions compared to Option A.
Note: all figures are from the Draft Business Plan for a North Perth Recreation Complex, completed last month by F.J. Galloway Associates Inc. Also, be sure to attend the second public forum next Tuesday (Jan. 24) at the Elma Memorial Community Centre in Atwood from 6-8 p.m.
Option B is slightly under 65,000 square feet, which is 11,000 smaller than Option A.
It only has seating on one side of the ice surface: 570 seats plus 100 in standing room. The one-sided seating is where the square footage savings comes in, as opposed to Option A’s two-sided seating.
For all four models, the ice surface is expected to be NHL size, which is 85 feet wide by 200 feet long compared to Listowel Memorial Arena’s ice surface of 80-by-180.
The walking track is suspended from the ceiling.
Once again there are five dressing rooms, up from four at Listowel Memorial Arena, and a sixth dedicated to the GOJHL’s Listowel Cyclones.
A Blue Line room and Kinsmen room are still part of the plan, but the four club rooms are reconfigured this time around.
Option B is down to two second-floor washrooms from four. Similarly, there’s still a concession/food court but no canteen. Less storage is available.
All of this comes for an estimated price of around $14.5 million.
Each option was accompanied by an approximate construction cost at three different price levels: $160, $170 and $180 per square foot. At $170 per square foot, construction was figured to total $11.025 million.
Including professional services at eight per cent ($882,000), furnishings/fitout at 10 per cent ($1.1 million), site servicing ($400,000) and a 10 per cent contingency fund ($1.1 million), the total bill adds up to $14,513,000.
All of these estimated costs are based on various assumptions and Galloway’s past experiences.
The financing plan for the quartet of models takes off $2 million from a municipal reserve for parks and recreation and another $4 million in expected community fundraising.
That leaves $8.5 million to be paid for through a combination of government grants and/or taxes.
